first instinct is to find a good home, without approved

If you have a home to sell before you can
purchase call us to discuss the options available to you. We
work this situation successfully all the time.

Interview and get under contract with
a Realtor that will represent you in the purchase. "If
not under contract the Realtor will be working for the seller
while showing you any home listed in Massachusetts". You
want the Realtor working for YOU... in Your best
interests...not for "them" the seller. Being under
contract is the only way to assure this. Your buyers agent can
do a full market analysis on the home and suggest a price that
is appropriate for your needs and for the value of the
home.

the time... sellers offer a fee or commission to buyers agents
to bring qualified buyers to their homes all the time. If the

Use your realtors tools for your home
search and save time. Your Realtor has the latest tools to
keep you up-to-date with homes that will fit your needs. No
need to search through sites/magazines/newspapers with
old/outdated/expired listing. Your realtors database is the
most accurate and up-to-date and does not advertising sold
listings. You can be emailed with daily updates or a private /
password protected website can be setup just for you and your home search....

Start thinking about an attorney to
protect your legal interest when purchasing a home. While your
Realtor does have knowledge of Real Estate Law we are not licensed
to practice Law or advise you in this manner. The seller may
use an attorney to assure the purchase contracts favor them
more than you. The upfront fee for attorney representation is
small compared to issues that could arise. Protect yourself
from unseen issues.

Review your emails or website and
contact your Realtor to setup appointments to see homes. Why
wait to see homes during a Sunday open house....see the homes
without the crowds an pressures they can create. If the home
is only being shown first at an open house your Realtor will
know about it and can schedule both open house and non-open
house properties for you to review.

Have your initial deposit money for
the offer and Purchase and Sales agreement figured out so you
are ready to make an offer when you find a good home. While
this could be done in step one with financing it usually is
forgotten about in all the excitement of finding the right
home.

After the offer is accepted you will
need a home inspector to protect you from purchasing a home
with unseen issues. Like step 4 a home inspector is like the attorney,
your Realtor can see issues with the property but is not licensed
to correctly inspect and legally documents issues with the
home. The inspector can help you minimize the chances of purchasing

Now it is time to put the attorney to
work. The purchase and sales agreement, "when
signed" is your greatest binding contract in the home
purchase process. This is where everything is spelled out and
copies are given to all involved with the purchase. Beyond
this it is just a matter of legally transferring the
deed.
